Access statement
Please note that as the buildings of Old Lanwarnick are set into a slope, there are many different levels both across the site and within the buildings. We’ve therefore provided this access statement to help prospective guests decide whether Old Lanwarnick is suitable for their needs.
This statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests.
Access around the main site
There is a slight slope to and from the dog exercise area by the main entrance
Parts of the woodland walk can be quite steep, especially down towards the stream, and there are steps periodically around the route. Other routes around the woodland can be uneven under foot. There are several benches on the route.
There are stairs up to the gate when entering the Pavillion Field, and a mowed path runs along the bottom of the field for access. To access the Pavillion and its view there is a steep mowed path up to it. However, we are happy to provide a lift in our electric ATV for those who require it.
To access our fields, and when visiting the animals, you will need to traverse a gentle slope from the cottages to the fields on the SW side of the property.
The journey from The Old Farmhouse to the gym and the hot tub barn is all on one level. Those coming from Honey Pot, Spice Barn, Hob Nob and Rainbow Cottage will need to navigate a few stairs. And access from Blackberry Barn is via a gravel slope.
All parking areas have slightly uneven gravel surfaces walkways. This area is well lit at night by timed lighting.
The Old Farmhouse
There is level access from a private car park through a wide front door leading into large entrance hall with slate floor. From here, there is level access to the open plan kitchen/dining room, as well as the living area, snug/study, utility room, a large WC, and the outside patio area. There is flagstone flooring throughout the ground floor.
A staircase leads from the entrance area up to the first floor containing the bedrooms, bathrooms, and dressing rooms. The stairs and all bedrooms are carpeted.
The main master bedroom is accessed via two steps up from a small landing. Off the bedroom is a large, tiled ensuite with a bath and a separate walk-in shower with a small step up into the shower cubicle, as well as a toilet and basin. The twin bedroom is also accessed via two steps up from the main landing.
A separate landing leads to the second king-size bedroom, with direct level access to an ensuite tiled shower room, containing a walk-in shower with a small step up into the shower cubicle, as well as a toilet and basin. The fourth bedroom, with adult-size bunk beds, is also accessed off this landing.
Outside, the car park leads to a high gate at the side of the property which opens up to the large, secure patio for exclusive use by Farmhouse guests. There are five steps leading up to an outside covered dining area with outdoor sofas, and the surrounding garden is large and sloped. The top of the slope can also be accessed by seven steps from the dining area.
Hob Nob
Hob Nob is reached via a level walk of approximately 20 yards from the well-lit car park and down a flight of nine wide steps, with a handrail and lighting. A gravel path leads through the garden area to the large double front doors. From here there is also level access to the rear patio area and back door. There is a very small step up into the property via both the front and back doors.
The front doors open inwards to an entrance hall with slate flooring running through to the WC and utility room. Double doors open onto the open plan living, dining and kitchen areas with wooden flooring throughout. The kitchen contains both low and high level built-in units and appliances, and a pull out larder.
As a reverse level property, a carpeted staircase leads from the entrance hall downstairs to the bedrooms. The flooring on the lower level is hardwood-style flooring in the bedrooms and tiles in the bathrooms.
There is level access from the landing to both the bedrooms and family bathroom. From the two king-size bedrooms there is level access to the ensuite shower rooms. These contain walk-in showers with small steps up into the cubicle, as well as toilets and basins. The family bathroom contains a whirlpool bath with an over-bath shower, and a toilet and basin.
Blackberry Barn
From Blackberry Barn’s own parking space, the property is reached via a level walk of approximately five yards then by ascending two steps. A lit pathway then passes through the patio area, and the front door is up a further four further steps.
The front door opens inwards to the contemporary open plan living, dining, and kitchen area with wooden flooring throughout. The kitchen contains both low and high level built-in units and appliances.
Both bedrooms are accessed via six carpeted steps from the living/dining area. The flooring is hardwood-style in the bedrooms and tiles in the bathrooms. There is level access from the downstairs landing to the bedrooms and the family bathroom, which contains a whirlpool bath, a separate walk-in shower with a small step up into the cubicle, and a toilet and basin.
Rainbow Cottage
From the private car parking area, five wide steps with a handrail and lighting lead to the patio/garden areas, with approximately five yards of level gravel path leading to the front door. There is a small step up into the property via the front door.
The wide front door opens inwards to an entrance hall, with a door leading to the open plan living, dining, and kitchen areas. As a reverse-level property, a carpeted stairway also leads from the entrance hall downstairs to the bedrooms. The kitchen contains low and high level built-in units, and there is wooden flooring throughout the entrance hall, living, dining, and kitchen areas.
There is level access from the downstairs landing to the bedrooms and the family bathroom. There is level access from the king size bedroom to the ensuite WC with toilet and basin. The family bathroom contains a whirlpool bath with an over-bath shower, and a toilet and basin.
Spice Barn
Access is via a level walk of approximately 20 yards from the car park to the gateway which leads to a secure patio and gravelled area. There is then a step up into the property via the front door.
The front door opens onto the living/dining and kitchen areas with wooden flooring throughout. The kitchen contains both low and high level built-in units and appliances.
As a reverse-level property, carpeted stairs lead from the kitchen to the bedrooms downstairs. The flooring is hardwood-style in the bedrooms and tiles in the bathrooms. There is level access from the downstairs landing to the bedrooms and the family bathroom. There is level access from the king-size bedroom to the ensuite bathroom, which contains a whirlpool bath and large walk-in shower with a small step up into the shower cubicle, as well as a toilet and basin.
Honey Pot
Access to the property is bywalk of approximately 20 yards from the car park, then down two flights of wide steps with a handrail and lighting to the front door.
The front door opens onto the living area, with wooden flooring throughout and two steps up to the kitchen/diner. A carpeted staircase with a handrail leads upstairs to the king size bedroom. The bedroom has level access to a tiled ensuite shower room containing a walk-in shower with a small step up into the cubicle, and a toilet and basin.
